This three-storey, generously laid out 160m² luxury villa enjoys an exclusive location just a few steps from the private concrete beach in the picturesque little coastal village of Maslinica in the little Tepli Bok bay on the lushly forested and sunny island of Solta, a true oasis for absolute privacy and relaxation by the crystal clear sea.

The 400m² enclosed garden with olive, lemon and fig trees (which you can help yourself to) and lush greenery has a sun terrace with a traditional stone grill, which invites you to spend long evenings under a starry sky. Stone stairs lead directly down to a private boat jetty and concrete beach with crystal clear water, which can only be accessed from your holiday villa and therefore ensures complete privacy. The outdoor shower is very convenient. Secure parking spaces are available right in front of the villa on the enclosed site.

The fully air-conditioned (cool/warm) luxury holiday villa consists of a total of seven bedrooms, with double beds measuring 180 x 200cm or single beds measuring 70 x 200cm, accommodating up to twelve people. The ground floor has a self-contained residential unit with a living room and a kitchen, two bedrooms and a bathroom, and the upper floors house a second, separate apartment with a spacious living and dining room and an open, fully-equipped kitchen, an additional five bedrooms and three bathrooms. Outdoor stairs lead from the garden to the separate entrance to the ground-floor apartment, where you are welcomed by a comfortable living room with a sofa and coffee tables, a modern kitchen unit (with a dishwasher, stove and extractor fan, fridge with freezer compartment and ample crockery and cutlery) and two bedrooms each with a single bed, and the first bathroom. The light and airy daylight bathroom comprises a generous shower cubicle, a washbasin with a wall mirror, a bidet and a toilet. The living room flooded with daylight in the separate apartment on the upper floors provides a comfortable sofa, a digital flatscreen TV with satellite channels and a USB port, a stereo system and a big wooden dining table with eight matching chairs. Here you are spoilt for choice: you can either enjoy the extensive panoramic view over the bay and the sea from the table whilst enjoying meals together, or perhaps you would prefer the view from the sunny balcony right in front of it. The generously equipped kitchen has a dishwasher, a four-ring gas stove with an elegant extractor fan, an oven, microwave, fridge with freezer compartment, kettle, toaster and coffee machine. The two bedrooms on the first floor have a double bed and a single bed, as well as bedside tables with reading lamps and wardrobes with ample storage space for clothing and luggage. The sofa in the living room can be converted into a double bed measuring 180 x 200cm for an adult or two children. The two bathrooms are fitted the same as the one in the ground-floor apartment, but one of them also has a washing machine and a hairdryer. Wide wooden stairs lead from the first to the second floor with a living room, three bedrooms (two each with a double bed and one with two single beds) and the fourth bathroom, also with a shower, washbasin and toilet. Two bedrooms provide direct access to their own balconies with extensive sea views over the bay. Despite the romantic location, if you would like to connect with the outside world once in a while there is a reliable wireless Internet connection free of charge.

Your holiday villa is only around 500 metres from the centre of the little coastal village of Maslinica, with shops and a good choice of cafés, icecream shops and restaurants. You can go on a kayak tour to the neighbouring islands and secluded bays, which are ideal for diving and snorkelling. Hikers and bikers will enjoy the hilly islands covered with olive groves, pine forests, herb meadows and rosemary fields.
